Price Index & Quarter-on-Quarter Change
Drag the handles to zoom into any stretch of the index's history since 1975. The index appears as a line against the left axis; the quarterly percentage change appears as bars against the right axis. The 2Q 2026 flash estimate is shown as a dotted segment.
How URA Calculates the Price Index
The Urban Redevelopment Authority (URA) computes the Private Residential Property Price Index (PPI) using stratified hedonic regression. This method isolates and strips out the effects of varying property attributes — such as age, size, floor level, and micro-location — to reflect "pure" price changes from one quarter to the next, rather than shifts caused simply by a different mix of properties being transacted. The index is rebased to 2009 Q1 = 100, and each quarter's figure is compiled from caveats lodged with the Singapore Land Registry, supplemented with stamp duty data from IRAS and new-sale data from developers.
02 · By District, Tenure & Type
2024 – 2026 YTD, by the Numbers
Filter landed transactions across all 24 districts with landed housing stock by year, tenure grouping and house type. Figures are volume-weighted from quarterly caveats; see methodology below for how medians are derived.
| District | Caveats | Avg. Price | Avg. PSF | Median Price | Median PSF |
|---|
Methodology
Tenure grouping: 99-yr Leasehold covers 102-year, 99-year, and any shorter leases. Freehold / 999-yr Leasehold covers Freehold and long leases at or near 999 years (999, 956, 953, 947, 946, 945, 940-year).
Avg. Price and Avg. PSF are volume-weighted averages across the selected quarters. Median Price and Median PSF are volume-weighted averages of each quarter's reported median — a close approximation, but not a true recomputed median across the full pooled set of transactions.
